Community Center Repairs Notice

Hi everyone. The parking lot at the community center is sinking similar to our pool 2-3 years ago. Our geo-engineer has performed sample cores and at this time feels we can open up large areas where it is sinking, re-compact the soil and fill with asphalt. He did add that based on how the soil was improperly prepared by the developer in the pool area, it may turn out similar in that we may need to remove the entire parking lot, remove 3-4 feet of the sandy soil and build the proper lyfts to give the soil strength. Based on initial recommendations, we anticipate the parking lot will be closed for a minimum of 3 days. If more flaws are dicovered during the demolition, then it could be a much longer process. In addition to the parking lot, the Community Center has a couple of additional major projects to tackle. The cinderblock wall that surrounds the pool equipment is breaking down and literally turning to sand in some areas. In addition the gas lines against that wall ( feeds the entire community center) are also rusting and breaking down and will need to be replaced. The cause of both of these issues occured from the developer putting the chlorine and acid storage tanks in that corner of the equipment area. The gases from these storage tanks caused not only damage to the above, but it literally burnt out the wader pool heater on two occasions. Five years ago we added a seperate area outside the pool equipment room to stop this problem. It has worked well but the existing damage is a residual of the tanks located in the wrong area. Health Regulations require us to close the facility when there is no hot water. Replacement of the gas lines is a 2-3 day project and the center will be closed during those repairs. Bottom line, we will have a concrete/asphalt contractor, a commercial plumbing contractor and a general contractor working as best they can at the same time to limit the days of being closed. Finalized proposals will be sent to me no later than November 8th. At that time I will meet with all three contractors and schedule a start date for the repairs. As soon as that date is established, I and Avalon management will get that information out to our residents. These three issues are new and were unexpected. Please understand for your safety we absolutely must take on these repairs and will do our best to limit the time the Community Center is closed.
