Office & Gym Closed - Holiday

Due to the Thanksgiving holiday, the Wolf Creek on-site office and gym will be closed on the following:
  • Wednesday, November 25 @ 3 PM
  • Thursday, November 26 - All Day
  • Friday, November 29 - All Day

Both the office and gym will re-open during normal business hours on Saturday, November 30.  The Board wishes you and your families a very safr and happy Thanksgiving!


Pool Update: Message From Board President

Hi everyone. The past two weeks has been a daily routine of problems followed by another. To begin with, the soil around the pool was not done per the engineering specs when originally built. As such, the area was unstable and the problem hidden by the concrete deck. All pavers have now been removed and the engineer is requiring us to remove 1.5 to 2' of dirt across the entire deck and then spot check down another 3' all around the pool. In starting that work, we have already hit an electrical line that is by code suppose to be 18' in ground, it was only 2" and the excavator hit it. So removing 2' all around the pool will now be a slow and careful project. The plumbing and electrical are clearly not installed as per the plans and we are being surprised on a daily basis.
 
As you know, we had closed up the ruptured pipe by the heater and filter rooms, the engineer tested the soil in the repaired area and gave us a 100% completion report. Following the day of rains a week ago, we came back to find water near the heater equipment that was a little out of place to be rain related. Later that day, the spa "burped" and drained in an instant. Another pipe broke and it was traced back to an area adjacent to the repairs we made in the heater area. It snapped at a 45 elbow ( 4" PVC ) and it was surrounded by very large rocks. We do not know if when the fire suppression line ruptured under force, if it through the rocks in the ground ( which should not have been there per engineering ) against the pipe and caused a nick or crack that failed or if the pipe was lifted by the swollen dirt during the rupture and then when the soil below was washed away, it snapped from lack of support.
 
The proper way to deal with this is to remove the pool heaters and demo the majority of the heater equipment area. Expose as much pipe as possible for inspection and repair any pipe that appears nicked or etched.

​The area under the heaters has over 20 pipes in various elevations that operate the pool systems including fill lines, return lines, filter lines,booster lines and more. This will be a very slow process as we don't want to break anything while excavating. Even by doing this, we will not be able to inspect the surface of pipes that are installed right up against each other and as such, when we believe we are ready to close it up, the heaters will be installed on concrete pads and the area around them in gravel so we can have quick access should a problem arise in the next year.

 
All of the areas we have already repaired are signed off and approved without add'l comment, so the repairs being made are being done properly.
 
I will do my next report after we have what we hope will be a full assessment of the issues. Hope everyone has a wonderful Thanksgiving with family and friends!

Wolf Creek Community Holiday Event

The holidays are fast approaching and that means the Wolf Creek Holiday Event will soon be here!  Saturday, December 12, from 11 AM to 2 PM the Wolf Creek Lifestyle Board will be hosting this event at our community center.  Come bring your family to have finger foods, mingle with your neighbors and take a photo with Santa!

Remember that a RSVP is required to attend.  You may call the on-site office at (951) 506-6200 to reserve your spot for this event beginning November 12.

**Homeowners that RSVP their attendance must provide a 48-hour cancellation if the cannot attend.  Failure to do so will  prevent youfrom reserving spots for the next two Lifestyle Events.**  

Pool Repair Update 11/3/15 - Message from Board President

Hi everyone, I wanted to update everyone on the pool area repairs.
 
Last week we finished up the known issues and began spot checking soil quality on the east side of the pool prior to beginning the restorative process.

Unfortunately, several issues were found in the area that had sunk between the wader and the pool on the south/east area. Following removal of a few interlocking pavers to test compaction, we discovered the area described above was never filled with base and only had approximately 1/2" of sand that was not compacted directly on the wet clay. As more clay was removed so the area could properly be filled with base and lifts of sand compacted and vibrated in place, the clay became more and more wet.
 
At approximately six feet down, a 6" drain line was found that was never properly coupled when the Community Center was built and thus 8 years of rain and pool drainage soaked the area. We cannot ignore this issue as it causes that area to be de-stabilized. A large dirt extractor and medium size bobcat are being used to remove all of the damaged soil. To date, we have already hauled away over 150 tons of damaged soil and replaced appropriately. I am guessing we will need to remove between 10 and 20 tons to stabilize this area.
 
As was promised to everyone when these repairs were initiated, safety comes first and all problems found will be fixed to above code. As of tonight, everything is covered and sand bagged in the event of rain this evening and of course we remain committed to having everything wrapped up prior to El Nino season. I know some will question who is responsible and who is paying for this. At this time there are several construction defects from the initial developer, several errors from our pool contractor and some actually overlap.
 
At this point it remains the goal of the Board to complete these repairs and examine the liability of each issue after. Due to the Board's due diligence in preparing for the worst when the first pool repair project began, we are still funded to complete this follow up as well. Every bank account has its bottom and I continue to keep my fingers crossed that we are close to finding all of the problems and can begin to grade and replace the interlocking pavers. On behalf of the Board, we thank everyone for the patience, support and understanding while these repairs are made.
